The Building Problems That Start at a Failed Joint

Industrial Interior Painting

Caulking is the least visible part of a building envelope and one of the most consequential. A joint is a few inches of sealant that nobody looks at, and when it fails the symptom almost always appears somewhere else entirely.

That is what makes it hard to diagnose. The problem you notice and the problem you have are in different places.

What a joint is holding back

Caulking seals joints and cracks against the intrusion of water, air, dust, insects and noise. Five separate problems, one detail.

Water, which travels

Water entering a failed joint does not stay there. It tracks inside the wall, following whatever path the construction gives it, and emerges as a stain on an interior finish that may be some distance from the entry point. By the time it is visible, it has been wet inside the wall for a while.

The more expensive version is what it does on the way: corroding fixings, saturating insulation, and in freeze-thaw climates, expanding inside the joint and opening it further every winter.

Air, which costs money continuously

Air infiltration through failed joints is a steady, invisible load on heating and cooling. Nobody notices it happening, because there is no single moment when the bill jumps. In a large building with a lot of joint length, it adds up to a running cost that never appears as a maintenance item.

It also shows up as comfort complaints near exterior walls, which get attributed to the HVAC system.

Dust and insects, which matter more in some buildings

In a food plant, a packaging facility or anywhere with a clean requirement, a failed exterior joint is a pest and contamination route. That is an audit issue as much as a maintenance one, and it is the kind of finding that is hard to argue with because the evidence is visible.

Noise

Less critical, but worth naming. Joints are part of what keeps external noise out of office and support areas.

How to walk a building and spot it

You do not need to be a specialist to find the obvious failures. Look for:

  • Sealant that has pulled away from one side of a joint
  • Cracking or crazing along the length of a bead
  • Sealant that has gone hard and lost its flexibility
  • Gaps at joint intersections and corners, which move most
  • Staining on the wall below a joint, which indicates water is already tracking

Check control joints, stone-to-stone joints, precast connections and concrete joints, and pay particular attention to anywhere two different materials meet.

What to do first

Deal with anything letting water in before anything else, and settle it before you schedule exterior painting, since a coating over a failed joint hides the problem without fixing it.

When a joint is recaulked, complete removal of the existing sealant is critical, including any residual film along the joint edges. Caulking over remnants of the old material is the most common cause of failure in recaulking work.

What Our Customers Say

"After getting quotes from a few other companies, I chose Recoveron to perform cleaning of the ceilings, trusses, exposed piping, and walls in our production areas. We also needed additional cleaning performed around a printing press, which involved cleaning dust, chemicals, oils, and solvents. We had not cleaned these surfaces in years, and the build-up was quite heavy in some areas. Our facility has an upcoming audit scheduled for SQF certification, and it was very apparent that Andy knew exactly what needed to be done to pass the audit.

The crew arrived on time each day and did a fantastic job! They had to maneuver around many pallets and areas with little clearance. Watching the workers as they drove the boom lifts, it was evident that they were fully trained, took every safety precaution, and knew what they were doing. They never complained; they just adapted to the situation. There was clear communication between myself and the project manager, and the crew lead did a walk-thru with me at the start of each shift to ensure things were being done to my satisfaction. The price was reasonable for the magnitude of work we needed, and I am completely happy with the outcome. I would definitely recommend Recoveron!"

Patti Color Ink Sussex, WI

"The team did a great job of cleaning up dust accumulating for years. We will have them back in the future!"

Joe Republic Services Hazelwood, MO

"We had some heavy dust/oil build-up on our Fresh Air intakes and Exhaust fans at the 30-foot ceiling left. Recoveron came in, blocked off the area, brushed and vacuumed the areas, and cleaned the floors when done.

Their group cleaned and painted a control room exterior and even cleaned and painted a workstation and safety barrier. They look very good.

Part of the group worked on the back wall behind the machinery, brushing and vacuuming it, making it look 100% better.
Thank you very much."

Charles Great Northern Corporation Appleton, WI

"Recoveron was here to paint an office for us. We are happy because the job is done to perfection!"

Chris Village of Allouez Allouez, WI

"The team was very accommodating and did the work in a timely manner.
The plant looks a lot cleaner, and the crew went above and beyond."

Robbie Tenneco Goshen, IN

"Our 30+-year-old machining company was in dire need of professional cleaning, especially after the installation of 3 new large boring mills and an open house just around the corner! The walls and floor were covered in layers of grease, oil, and coolant. I had several local cleaners in to review and quote the project…. all declined; it was outside of their capability, and they wouldn't touch it.

After calling Recoveron, I could sense they had seen it all before. Their team came out to review and quote the project….. didn't even blink an eye… they could do the job, NO PROBLEM! Plus, they would work during the Off Shift so that we could continue to produce product for our customers. They coordinated the lifts and equipment, and the crew went to work over ten days, meeting with the shop foreman daily to coordinate a plan each night and setting the direction for ease and efficiency for both Recoveron and Lighting Machine. The crew was respectful, detailed, and systematic and took pride in their work; they treated our machine shop as if it were their own home.

The project cost was fair and reasonable, and we intend to engage Recoveron regularly to keep the shop in Tip-Top shape. I have already recommended other companies in our industry to give them a call!
It has been a delight to work with Recoveron; the results are dramatic and far exceeded our expectations!"

Mary Lightning Machine Holland, MI

"They were very flexible to accommodate many schedule changes, and still accomplish according to the timelines. Everything done on time and according to the expectation."

Tiago Barry Callebaut USA LLC Chicago, IL

"Having the same lead people has helped keep the quality of the work repeatable each time we schedule cleaning. Knowing they understand how we want the work to be accomplished and where they need to be is nice, and it makes managing the overall site work much easier on a busy down day. Safety awareness is very good. We do not allow a contractor to work in our facility that does not always take safety first."

Anonymous Fitesa Green Bay, WI

"Our shop has been saturated with soot from large diesel off-road equipment for many years. Your team of employees gave our shop new life and turned a dark shop into a bright and new operation. Thanks for your help."
