Four Questions Every Industrial Deep Clean Has to Answer

Industrial Cleaning

Industrial deep cleaning gets complicated for four reasons, and they are the same four on almost every project. Whoever you hire should be able to answer all of them about your building before they quote.

1. What cleaning method suits this building and this industry?

There is no universal method. The right one depends on the surface, the soil and the constraint you are working under. A foundry generates sand, slag and metal shavings. A food plant has soils that must be removed before sanitizing can work at all. A warehouse is mostly dust and traffic.

A deep clean usually combines several methods: pressurized water blasting, hand cleaning, dry ice blasting, pneumatic vacuuming and chemical cleaning, each applied where it fits. A contractor who names one method for the whole building has not looked properly.

2. What codes and standards apply here?

This is the question most likely to be skipped, and the one most likely to cause a problem later. In a food or packaging plant the cleaning contractor is part of what an auditor assesses. Dust collection is integral to meeting SQF, BRC, GFSI and OSHA standards. Overhead work has to follow Good Manufacturing Practices.

Ask which standards your contractor trains against, and ask what documentation you will be given afterwards. Pre and post inspection records are evidence of scheduled cleaning, and auditors accept them as such.

3. How do you reach the difficult and dangerous parts?

Most of the soil that matters is not at floor level. It is on beams, ductwork, pipe runs, light fittings, ceiling plenums and the tops of equipment. Reaching it safely needs technicians certified to work at height, the right access equipment, and containment so that what comes off the steel does not land on production below.

This is the capability gap that separates industrial contractors from general cleaning companies, and it is worth asking to see the certification rather than taking it on trust.

4. How do you clean behind, under and inside equipment?

The places you cannot see are where soil concentrates: tight spaces, crevices, deep grooves, the underside of conveyors, the back of a line against a wall. Cleaning them traditionally means a teardown, which is why they get skipped.

Dry ice blasting is often the answer, because it reaches into grooves and crevices and cleans equipment in place without leaving media behind. Where it will not reach, the honest answer is a partial strip, and that should be in the scope and the price rather than discovered on the day.

Use these when you compare quotes

Two quotes for a deep clean can differ by a wide margin and both be reasonable, because they are describing different jobs. Asking these four questions of each bidder turns a price comparison into a scope comparison, which is the one that matters.

"The team did a great job of cleaning up dust accumulating for years. We will have them back in the future!"

Joe Republic Services Hazelwood, MO

"Our 30+-year-old machining company was in dire need of professional cleaning, especially after the installation of 3 new large boring mills and an open house just around the corner! The walls and floor were covered in layers of grease, oil, and coolant. I had several local cleaners in to review and quote the project…. all declined; it was outside of their capability, and they wouldn't touch it.

After calling Recoveron, I could sense they had seen it all before. Their team came out to review and quote the project….. didn't even blink an eye… they could do the job, NO PROBLEM! Plus, they would work during the Off Shift so that we could continue to produce product for our customers. They coordinated the lifts and equipment, and the crew went to work over ten days, meeting with the shop foreman daily to coordinate a plan each night and setting the direction for ease and efficiency for both Recoveron and Lighting Machine. The crew was respectful, detailed, and systematic and took pride in their work; they treated our machine shop as if it were their own home.

The project cost was fair and reasonable, and we intend to engage Recoveron regularly to keep the shop in Tip-Top shape. I have already recommended other companies in our industry to give them a call!
It has been a delight to work with Recoveron; the results are dramatic and far exceeded our expectations!"

Mary Lightning Machine Holland, MI

"After getting quotes from a few other companies, I chose Recoveron to perform cleaning of the ceilings, trusses, exposed piping, and walls in our production areas. We also needed additional cleaning performed around a printing press, which involved cleaning dust, chemicals, oils, and solvents. We had not cleaned these surfaces in years, and the build-up was quite heavy in some areas. Our facility has an upcoming audit scheduled for SQF certification, and it was very apparent that Andy knew exactly what needed to be done to pass the audit.

The crew arrived on time each day and did a fantastic job! They had to maneuver around many pallets and areas with little clearance. Watching the workers as they drove the boom lifts, it was evident that they were fully trained, took every safety precaution, and knew what they were doing. They never complained; they just adapted to the situation. There was clear communication between myself and the project manager, and the crew lead did a walk-thru with me at the start of each shift to ensure things were being done to my satisfaction. The price was reasonable for the magnitude of work we needed, and I am completely happy with the outcome. I would definitely recommend Recoveron!"

Patti Color Ink Sussex, WI
